Semi Custom or Track Builders

   A track builder is in some ways similar to a volume builder however typically on a smaller scale. This type of building is also called Semi-Custom Home Building in some areas. Often a track or semi-custom builder will purchase a piece of land, develop it by adding streets and utilities, sell the lots and build homes on those lots for clients. Some will sell you a lot only if you agree to have them build your home, others will allow other builders into the community. Another method is for track builders to purchase one or several lots in an existing neighborhood and offer homes on those lots. 

   One of the biggest differences between a track and a volume builder tends to be the level of flexibuility in their floor plan offerings. While a track builder may offer 10 floor plans, for example, each of those plans may have several difference variations offered. Possibly in one floor plan you can opt to have the garage moved to a different side of the home, add a large bonus room, choose a larger kitchen layout or a smaller dining room layout, add or remove bump out’s and more. While not truely custom home building there is typically a lot more opportunity to move the design of the floor planaround. 

   The number of homes a track build completes in a year can vary greatly depending on the size of the company and the business model. 

Possible Pros and Cons of working with a Track Builder…

   PROS: You’ll tend to have more options and personal attention than a volume builder. There will probably be more options and flexibility in floor plans. You may have more opportinuty to be involved with the home building process. Possibility of buying a lot from the builder or having the home built on your lot. 

    CONS: Still some possible limitations on lot choice and/or available floor plans or options.
