Before you look

   Buying a piece of property is a pretty big deal. It comes with all sorts of potential problems, pitfalls and issues. Before you even begin to look for homesites do one little thing first. To make your search, and your life, less stressful and frustrating, do one simple thing before you jump in the car.

 Establish your budget. Sounds obvious, I know. However I’ve seen more personal and marital stress caused by skipping this little step than I care to remember.

   I can almost guarantee the lot you, or your spouse, falls in love with at first sight, and absolutely must have, is one that’s way over your budget. Do not “window shop” without an established price point. Every lot you look at after that “one perfect lot” which you can not afford will fail to measure up in some way. How many times have I heard, “Well, I do like this new house but it would have been even better on that first lot we saw.”

  Eliminate buyer remorse and stay within your spending parameters.  It is more beneficial to focus only on the lots within your means; the search will be much shorter and more rewarding. After you establish a budget, but before you go looking for land to buy you’ve got to decide what you want to do first: do your floor plans or buy the land?
