Drop off lots
A drop off lot is a type of homesite that would be of normal or higher elevation on one side and a lower elevation on the other. Depending on the area, these may also be called cliff lots, slope lots, or slant lots. These terms can be used to discuss lots with a small amount of elevation change or very drastic changes.
These can very often lend themselves to a partial or full walk out basement that, depending on the severity of the pitch, could then extend out onto a deck or patio. Depending on the location and layout of the surrounding land, this type of lot can offer long views, with the added benefit of some protection from someone building another home that blocks that view.
Depending on the severity of the pitch you may not have to worry too much about maintaining your back yard very much. A steeply pitched homesite with natural foliage and trees you can have a nice private setting without much of the hassle.
There are specific books, floor plans and even architects specialize in creating interesting and exciting home designs for hillside lots. When considering buying land like this keep in mind the final floor plan is going to need to be designed to fit the grade. Often these lots can be a relative bargain compared to others in the area. With a creative and well thought out floor plan, this type of land can produce a very attractive home site. The first reaction of many people is to automatically dismiss a drop off lot; however, with some creative thinking and envisioning of a future home, you may be able to take real advantage!
