Culdesac lots

     When looking at lots in general, force yourself to actively keep in mind the day to day activities that are so mundane we rarely think about them. How will normal traffic affect a lot?  

   The elevation of a lot, the angle of a home as it sits on a piece of land, the height of trees or shrubs and other similar factors will determine how your future home is affected. Some people never notice headlight flash and could care less. Others get driven nuts by it! When a homesite is in a cul-de-sac, at the intersection of a T-street, on a curve, and in several other similar situations, the headlights of passing cars will shine in the front windows and/or side windows of the home. Keeping this little tidbit in mind when looking at lots will make you notice how obvious this is, and, if it’s an annoyance to you, help you avoid the worst spots. Remember, even if something like this does not bother you, it may bother a potential buyer when you attempt to sell later on.

 Often, the thought of having a home on a cul-de-sac seems ideal to many potential lot buyers. What they are not thinking of is the traffic, the headlights, and the high probability of several pie-shaped lots. Probably the best lot in a cul-de-sac is the lot on the right as you enter, or in our example to the right, is lot #2 or lot #3. This position tends to get the least amount of headlight flash. Perhaps the worst position in a cul-de-sac is the lots situated in line with the approaching street. Take a look at the example to the right. Lots #4 and #5 are going to have headlights shining directly on the front of their homes as the cars drive down the road toward them, and they will get headlights across the front of their home again as the cars drive around the cul-de-sac.
