Before you sign that contract
You’ve taken all the points I’ve presented to you above into consideration and done your homework. You’re completely satisfied that the lot in question will accommodate your floor plans, meets your family’s current and future needs and is the location you’d like to live.
It is at this point that I highly recommend, if you have not already, you enlist the assistance of an attorney that will represent you as the purchaser of the lot. To this day, after all of the land transactions that I’ve personally experienced, I still consult an attorney before signing anything. A few dollars and hours spent now is the best investment you’ll ever make. Never assume anything.
The most common excuses for not having an attorney review a contract are, “I know what I’m doing,” “No need…everything looks good,” “My friend bought a lot down the street and he had no problems”, “I’ve done this before.” and so on. Please don’t make this mistake. You’ve done your homework and put a great deal of time and effort into finding your lot. Don’t blow it at the end - get legal advice!
You are now armed with the questions to ask and the points to consider when selecting and purchasing your lot. Be prepared for some resistance when asking the questions. Why? Because very few people go through the process or ask the questions. Some of the people you deal with may not know the answers to some of the questions and issues pointed out in the pages above. Be ready for it. And don’t let yourself be put off with answers like this:

Question: “Are they going to put a nuclear waste dump next door?”
Answer: “Gee, not that I know of.”
Question: “Are you sure I can put up an 8 foot fence on this lot for my dog?”
Answer: “I’m sure it’s no problem.”
Question: “Is that land next door always going to be so beautiful and full of trees?
Answer: “I can’t imagine anyone wanting to cut those pretty trees down!”
These are empty non-committal non-answers. Either they don’t know, aren’t 100% sure, don’t want to go through the hassle of getting the actual answer for you, or once in a while, simply don’t want to tell you. Get the actual firm answers and get them before you sign that contract! Few people take the time to make sure they are buying a great lot and not a future problem. More people than you think get stuck with a problem, a problem they can’t fix.
